Where are building permits for Armação de Pêra issued?

Armação de Pêra is a parish within the Silves municipality. Planning applications are submitted to Câmara Municipal de Silves rather than to any office in Armação de Pêra itself.

Does being by the sea affect construction in Armação de Pêra?

Yes. Salt air accelerates corrosion of reinforcement, window frames and ironmongery, which makes concrete cover, frame specification and waterproofing far more consequential decisions than they are on an inland site.

Our base: Armação de Pêra

Armação de Pêra is where VRconstroi is based, which in practice means our own crew is minutes from the site rather than commuting to it. It is a parish of the Silves municipality, so licensing is not handled locally: it goes through Câmara Municipal de Silves. The building stock here is coastal and heavily exposed to salt air.

Armação de Pêra began as a fishing village and grew around a long sandy bay, with apartment blocks on the seafront and older single-storey houses in the centre. Behind the town, around Alcantarilha and Pêra, the land is rural, with farm plots and older stone houses. In Armação de Pêra the requests we see most are renovations of sea-facing apartments, rehabilitation of older houses and new villas with pools on the outskirts.

Where is the VRconstroi office in Armação de Pêra?

The office is at R. Dr. Manuel Arriaga, 8365-140 Armação de Pêra, open Monday to Friday from 08:00 to 18:00. It is where we have run our projects from since 2004: quotes, materials, crews and the follow-up of every site.

VRconstroi is a licensed builder, holding construction licence (alvará) no. 98638-PAR issued by IMPIC, which anyone can check in IMPIC's public register. Being based in Armação de Pêra means that in this area the team is close to the site every day.

What changes when you build in Armação de Pêra?

Three things weigh on almost every job in the town. The first is salt air: on the seafront, reinforcement, window frames, ironmongery and paint age quickly, so concrete cover, frame specification and coatings made for coastal conditions decide how long the work stays sound. The second is licensing, which goes through Câmara Municipal de Silves. The third is logistics: narrow streets in the centre and the summer high season constrain deliveries and the site set-up.
