Albufeira has the densest building stock in the central Algarve, much of it tourist construction from the 1970s to the 1990s that is now reaching the end of its service life. Most work here is deep renovation of apartments and villas rather than new construction. Licences are issued by Câmara Municipal de Albufeira.
In Albufeira the cliff coast between Olhos de Água and the town is lined with holiday apartments and villas, and many owners prefer to have work done outside the high season. Further inland, around Guia, Ferreiras and Paderne, plots are larger and villas stand on their own.
