How Much Does It Cost to Build a House in the Algarve
Building a quality villa in the Algarve costs from around 2,500 euros per square metre of gross building area upward. That figure covers the construction itself, not the land, the design fees, the council fees, the utility connections or the landscaping. It is a starting point: only a quote against the actual design gives a reliable number.
What is the price per square metre in the Algarve
For quality new build construction in the Algarve, figures start at 2,500 euros per square metre of gross building area. That is a starting point rather than a fixed price: the final figure always depends on the project and the location. The figures in this guide come from projects we have delivered across the Algarve, not from published averages.
From there the spread is wide. Luxury finishes (bespoke kitchens, natural stone, home automation, large-span glazing) push the figure up considerably, and areas such as Quinta do Lago or Vale do Lobo carry costs above the rest of the Algarve. The difference is rarely in the structure: it is in the finishes, the equipment and the location.
What that figure includes
When we quote a price per m², we mean the construction itself: foundations, structure, masonry, roof, water, drainage and electrical installations, finishes, window systems, painting and sanitary ware.
- Foundations and reinforced concrete structure
- Masonry, roofing and waterproofing
- Water, drainage, electrical and telecoms systems
- Floor and wall finishes
- External window systems and internal doors
- Interior and exterior painting
The costs left out that catch people by surprise
Most budget overruns do not come from the building work. They come from what was never counted before starting.
- Architectural design and engineering disciplines
- Council licensing fees and habitation certificates
- Connections to public water, sewage and electricity networks
- Boundary walls, landscaping, gates and access
- A swimming pool, if any, quoted separately
- Fitted kitchen, wardrobes and built-in furniture
- VAT, where it applies to your situation
Why the plot changes the price of the build
Two plots of the same size can carry very different construction costs. A steeply sloping plot forces retaining walls and earthworks. A plot with rock near the surface makes foundations and excavation more expensive.
Access matters too: if a concrete truck cannot reach the site, concrete has to be pumped, and that has a cost. This is why we always visit the plot before finalising a quote.
How to compare quotes from different builders
A lower quote is not necessarily cheaper. The difference is often in what is not written down.
Ask for a bill of quantities rather than a single global figure. Check that material brands and grades are named. And confirm the completion period is in the contract, because a project that drags on costs money even when the price does not change.
How much does it cost to build a 200 m² villa in the Algarve?
From around 500,000 euros of construction upward, rising with the finishes and the location. On top of that come design fees, council fees, utility connections and landscaping. Only a quote against the actual design gives a reliable number.
Does the price per m² include the land?
No. The price per square metre covers construction only. Land is a separate cost and varies enormously depending on the part of the Algarve.
Is it worth building rather than buying in the Algarve?
Building lets you adapt the house to the plot and to how you actually live, and avoids corrective work straight after purchase. In exchange it takes more time and involvement. It makes most sense when you already own land, or when the properties available would need deep renovation anyway.
