What Building Costs in the Algarve
Building a quality villa in the Algarve costs on average around 2,500 euros per square metre of gross building area. The figure moves up and down with the plot, the design, the finishes and the location.
What the price per m² includes
- Foundations and reinforced concrete structure
- Masonry, roofing and waterproofing
- Water, drainage, electrical and telecoms systems
- Floor and wall finishes
- External window systems and internal doors
- Interior and exterior painting
What is not included
- The land
- Architectural design and engineering disciplines
- Council licensing fees and the habitation certificate
- Connections to the public water, sewage and electricity networks
- Boundary walls, landscaping, gates and access
- A swimming pool, quoted separately
- Fitted kitchen, wardrobes and built-in furniture
- VAT, where it applies to your situation
What moves the figure
| Factor | Effect | Why |
|---|---|---|
| Slope of the plot | Increases | A sloping plot forces retaining walls and earthworks that a flat plot does not need. |
| Rock near the surface | Increases | Makes foundations and excavation more expensive, and is among the least predictable variations before the ground is opened. |
| Site access | Increases | If a concrete truck cannot reach the site, concrete has to be pumped, and that has a cost. |
| Level of finishes | Increases | Bespoke kitchens, natural stone, home automation and large-span glazing push the figure up considerably. The difference is rarely in the structure. |
| Location | Increases | Areas such as Quinta do Lago or Vale do Lobo carry costs above the rest of the Algarve, in logistics and labour. |
| Distance to public utilities | Increases | The further the water, sewage and electricity connections are, the more it costs to bring them to the site. |
| A simple, compact design | Reduces | Less architectural complexity, standard openings and a flat footprint bring the figure per m² down. |
How we arrive at this figure
This figure comes from projects we have delivered across the Algarve, not from published averages, and refers to gross building area. It is a reference for framing a conversation, not a quote: only a quote against the actual design, and after we have visited the plot, gives a reliable number.
