How Much Does It Cost to Build a House in the Algarve
It is the first question everyone asks, and the hardest to answer with a single number. This is how we look at costs when preparing a quote, with real figures from projects across the Algarve.
What is the price per square metre in the Algarve
For quality new build construction in the Algarve, the usual range is 1,500 to 2,500 euros per square metre of gross building area. Below 1,500 euros per m² it becomes difficult to keep materials and finishes that last near the sea.
With luxury finishes (bespoke kitchens, natural stone, home automation, large-span glazing) the figure regularly passes 3,000 euros per m². The difference is rarely in the structure: it is in the finishes and the equipment.
What that figure includes
When we quote a price per m², we mean the construction itself: foundations, structure, masonry, roof, water, drainage and electrical installations, finishes, window systems, painting and sanitary ware.

The costs left out that catch people by surprise
Most budget overruns do not come from the building work. They come from what was never counted before starting.

- A swimming pool, if any, quoted separately
- Fitted kitchen, wardrobes and built-in furniture

Why the plot changes the price of the build
Two plots of the same size can carry very different construction costs. A steeply sloping plot forces retaining walls and earthworks. A plot with rock near the surface makes foundations and excavation more expensive.
Access matters too: if a concrete truck cannot reach the site, concrete has to be pumped, and that has a cost. This is why we always visit the plot before finalising a quote.
How to compare quotes from different builders
A lower quote is not necessarily cheaper. The difference is often in what is not written down.
Ask for a bill of quantities rather than a single global figure. Check that material brands and grades are named. And confirm the completion period is in the contract, because a project that drags on costs money even when the price does not change.
How much does it cost to build a 200 m² villa in the Algarve?
Between 300,000 and 500,000 euros of construction for standard quality, and above 600,000 euros with luxury finishes. On top of this come design fees, council fees, utility connections and landscaping.
Does the price per m² include the land?
No. The price per square metre covers construction only. Land is a separate cost and varies enormously depending on the part of the Algarve.
Is it worth building rather than buying in the Algarve?
Building lets you adapt the house to the plot and to how you actually live, and avoids corrective work straight after purchase. In exchange it takes more time and involvement. It makes most sense when you already own land, or when the properties available would need deep renovation anyway.
